What types of property do you buy?
We will buy ANYTHING! from a perfect home to a complete junker. We have people that want to buy and specialize in burnouts and flooded and black mold infested homes.

How does your program work?
The simple answer is "It depends on your particular situation." We CUSTOMIZE solutions to fit your needs. There is no "PROGRAM" per se, but we do have the expertise and knowledge to resolve seemingly complicated financial dilemmas. Once your needs are determined, you will be presented some solutions for your situation. You choose which offer works best for you. It's that simple!

How do you decide to buy a house?
Once you contact us and give us some basic information about your property, a company representative will drive by your property. Then we will make an appointment to view the inside. After inspecting the property, a buysrealestate.com staff member will present an offer. There is no pressure to sign, you make the decision that best fits your needs.

How long does it take to get my cash?
Generally, it takes about 5 to 10 business days to close a transaction, however, if need be we can close in 48 hours.

Do you offer cash to move out?
Generally, we offer up to $750 but it depends on the situation. We realize that situations are tough and we try to help out.

What areas do you purchase homes in?
We purchase homes in the Treasure Valley (Boise and surrounding areas). But we do have arrangements with investors in other areas so we maybe able to assist you on a case by case basis.

What closing costs are involved in selling my home?
None

Are you a bunch of Realtors?
No, we are private investors under the buysrealestate.com company name. We are not Realtors or agents. Buying your home is our only interest.

Why should I use your services instead of listing my home with a professional real estate agent?
There are a few reasons why you may choose to use our service instead of listing your home with a real estate agent:
  • You have little or no equity. If you were to list it, you would end up paying (out of your own pocket) a large commission for listing and selling your home (often 6%). This occurs frequently for those involved with job or military transfers or other "sudden relocation" circumstances. This can also occur if you have unfavorable terms in your mortgage such as an excessively high interest rate.
  • You are behind in your mortgage, or want to stop making double mortgage payments. Real estate agents cannot guarantee when they will sell your home after they list it. You simply hope they sell it quickly and you can cash out. Unfortunately, you continue to "bleed" financially because you have to continue making mortgage payments while you wait. If you are behind in your mortgage payments, we can sometimes make them up for you and then take them over. We are able to make your mortgage payments because we are investing in your home. If you are current on your payments, we simply take over mortgage payments or Lease option your property with our signature solution allowing you to still receive the tax advantages of home ownership.
  • Your home is run-down and needs repairs. You are concerned that your home will not sell quickly enough or that there will be few buyers. This is often the case with "run-down" homes that need repairs. Because we are investors, we are able to buy your home and fund the necessary repairs.
  • We make time guarantees. Real estate agents are unable to guarantee when they will sell your home after they list it. I am able to contractually make financial guarantees to you. You will know how and when I will make your mortgage payments. You will also know how much and when you will receive your upfront cash. This will put you in a better and safer financial situation to "move on" to your new home.
  • Your home has high priority with buysrealestate.com. Real estate agents deal with hundreds of homes everyday. Your home is one of many. Because real estate agents work on commission, they tend to focus on higher-priced homes in "better areas". The higher the price, the better the commission. If your home is not "above average" in price and condition, it will not receive high priority many times. Because we are investors, we are concerned with EVERY home we work with.
  • Things to remember:
  • It will take about 3 to 4 months to sell your home if it's in "move-in" condition. Plus you'll have to wait 30-60 days to close.
  • You have to pay the Realtor a commission for selling your home (6% is the average rate in Idaho).
  • If you are transferring out of state, you'll have to pay someone to maintain the home (cut the grass, show the home to potential buyers, etc.) and make payments on two different homes (the one you are trying to sell and the one that you will be living in).
  • You'll probably have to pay for half or most of the closing costs ($3,000 - $5,000).


    What if our home is already listed with a real estate agent. Can you help us?
    There are some special considerations that must be accounted for if your home has been listed with an agent. While we do not make it a practice to buy homes listed with real estate agencies, we will consider your home upon your request. If we are unable to buy your home, we may still be able to provide you financial relief by leasing it. Call the buysrealestate.com staff to find out more.
